The
house described below was built to our own high specification and design
in 1998 on a plot of 604 m2 that we had bought previously. We have enjoyed
living in it but our personal circumstances have now changed and it is with
heavy hearts that we now offer it for sale. The house shows no structural
defaults and we have no doubts that it will provide a comfortable and secure
home for many generations of people to follow us. The property is on the
SE coast of Spain on the edge of a still functional fishing village in the
urbanization of San Gines, La Azohia which is north of Mazarrón and south

The window is of mirrored one way glass and faces east. The wall tiles are in rich burgundy at the bottom and white above having a patterned border at the split level, a delicate 4 tile picture is incorporated into the upper half of the tiling, the floor tiles are in rich burgundy to blend with the wall tiles. This toilet is situated immediately outside the door to bedroom 2 and thus, in effect, becomes en suite at night but allows visitors to the house to have access to facilities during the day without having to pass through bedroom space.

To the front of the room, currently used as the dining area, is a full width bay window with double patio doors in the centre. The window is with mirrored glass and overlooks the front garden with views to the bay of Mazarrón. OUTSIDE SWIMMING POOL 12m x 4m with low level translucent cover over the water area and covered in the sitting out area by a cover of 2.8m in height. The low level part is telescopic and folds into 6 x 2m sections, these sections are mounted on rails and are opened and closed by remote controlled electric motors. The installation of this cover in 2005 has given many advantages including an extra 3/4 months use, less maintenance and less water evaporation. The installation of a heating system would easily make it possible to swim throughout the year.
MISCELLANEOUS There are 5 brick built storage areas. 1 for the pump and controls to the swimming pool. 1 containing 6 x gas bottles for the Central Heating, 1 covering a pump with a storage tank for 5000lts of fresh water below ground level and a filtration system for water supplied to the house, the other 2 are for general storage. 5 taps are provided externally. All external boundary walls belong to this house. The 5mtr strip of land to the east is currently used for French bowls. All external walls to the house are of cavity construction with insulation infill in the cavity. A 1.80m channel master dish provides satellite TV reception, Elect Operated sun shade over rear patio. Air travel is provided at San Javier airport which has daily flights to a large number of locations in the UK and a new airport is currently under construction near Murcia (the province capital). These 2 airports are approx 45mins drive time in distance. Flights to more international destinations are from Alicante (90 mins distance). DEVELOPMENT POTENTIAL The property has development potential with the addition of a second floor but subject to planning permission. This should be a routine formality as several similar properties have already extended. This could provide extra accommodation for personal use or self contained with letting potential. SECURITY In keeping with the spanish custom, bars are fitted to all windows and all external doors have security gates. In addition all windows are double glazed, have the benefit of alloy roller blinds and fly screens. These provide a good degree of security and peace of mind.
