MARGARET AND ROY'S VILLA - FOR SALE

The
house described below was built to our own high specification and design
in 1998 on a plot of 604 m2 that we had bought previously. We have enjoyed
living in it but our personal circumstances have now changed and it is with
heavy hearts that we now offer it for sale. The house shows no structural
defaults and we have no doubts that it will provide a comfortable and secure
home for many generations of people to follow us. The property is on the
SE coast of Spain on the edge of a still functional fishing village in the
urbanization of San Gines, La Azohia which is north of Mazarrón and south
of Cartagena in the region of Murcia (click here

2.9m x 3.5m Having a generous range of high and low level top quality units with all work surfaces in granito, double stainless steel sink with mixer tap, 4 ring gas cooking hob with stainless steel hood over with extractor fan. Eye level fan assist elect oven, dish washer, abundant elect points, air con unit, full height American style fridge with ice and cold water dispensers, wall mounted central heat boiler (in cupboard) Built in music system supplied from lounge Hi Fi. Walls fully tiled with basically white ceramic tiles with patterned border and random decorative tiles. The window faces to the south and overlooks the front garden with views to Mazarrón bay. This window has mirrored glass which allows views to the outside but, during daylight, prevents passers-by viewing inside.
BEDROOM
2 3.2m x3.70m these dimensions include a built in wardrobe 2.10m x 0.65m, this is fronted by 2 full height mirrored sliding doors. The wardrobe is fully lined with wood and has a good range of shelving, hanging space and a set of 4 drawers 0.70 x 0.75m. The bed headboard is built in and extends the full width of the room and incorporates the light and fan switching which is operable from either side of the bed.
TOILET
2.0m x 1.80m having white close coupled w.c. fitted wash hand basin mounted in granito with mirror, cupboards and lights over. Shower cubicle, extractor fan. The window is of mirrored one way glass and faces east. The wall tiles are in rich burgundy at the bottom and white above having a patterned border at the split level, a delicate 4 tile picture is incorporated into the upper half of the tiling, the floor tiles are in rich burgundy to blend with the wall tiles. This toilet is situated immediately outside the door to bedroom 2 and thus, in effect, becomes en suite at night but allows visitors to the house to have access to facilities during the day without having to pass through bedroom space.
Archway to DINING ROOM and LOUNGE 8.25M x 3.85 extending to 5.05m at Lounge end. To the front of the room, currently used as the dining area, is a full width bay window with double patio doors in the centre. The window is with mirrored glass and overlooks the front garden with views to the bay of Mazarrón. There is ample wall and ceiling lighting including 2 x ceiling fans, power and TV points, air conditioning unit. At the construction stage a chimney was built into the roof for wood burning stove or similar but this was not extended into the lounge and experience has shown that the installed Central Heating provides adequate warmth. LOUNGE 3.85M x 2.50M This room is in effect an extension to the lounge. However it can be used as an occasional 4th bedroom being totally private and having independent access to toilet facilities. It could also be used as a study/computer room, quiet reading room away from the TV etc. The room is fronted by a full height/width glass unit having double opening doors which provide abundant natural lighting to the lounge. During the hotter months, with the doors open at the front and rear of the house a natural draft keeps the house wonderfully cool.
BEDROOM 1
4.40m x 3.0m plus 2 x built in wardrobes 1.68m x 0.58m which are built to the same standard as bed 2. The bed headboard is built in and incorporates switching for reading lights and overhead fan. 4.40m x 2.05m. Within these dimensions is a wardrobe/storage cupboard to the same dimensions as in the bedroom. MULTI-USE
ROOM 6.20m x 2.80m. Our children now live their own lives in the UK and visit us for a few weeks each year. For most of the year therefore the villa is occupied by just 2 people. Accordingly, we designed this part of the house to perform several functions thus, at the design stage, making it possible to have generous proportioned rooms providing maximum comfort in the parts of the villa used on a daily basis by the principle occupants. We considered this to be a better compromise than having smaller bedrooms that would be used for a few weeks each year. The picture to the left shows this area in use as a twin bedded room but the size allows for an extra single bed and a cot to be installed if necessary during family visits. The ensuite facilities (which includes a bath with jacuzzi) are shown in the picture (to the left). The room has a built in double wardrobe, ceiling fan, and wall and ceiling lights. The 5 panel glass door is of mirrored glass facing south with views of the front garden and over Mazarrón bay. A window at the north end overlooks the rear patio and swimming pool The 5 panel glass door can be folded to one side (The wardrobe has been designed for storage of the beds) and it is now possible to garage a good sized family car when necessary. When required it can be used as a multi gym or even as a cinema when entertaining friends. This is the only room in the villa that does not have central heating or air conditioning although the pre installation of piping etc has been provided as has a TV point and telephone connection. We use this room for these various functions and it enriches our lives considerably without compromise on the comforts provided in the principal room. |

OUTSIDE
SWIMMING POOL
12m x 4m with low level translucent cover over the water area and covered in the sitting out area by a cover of 2.8m in height. The low level part is telescopic and folds into 6 x 2m sections, these sections are mounted on rails and are opened and closed by remote controlled electric motors. The installation of this cover in 2005 has given many advantages including an extra 3/4 months use, less maintenance and less water evaporation. The installation of a heating system would easily make it possible to swim throughout the year.

MISCELLANEOUS
There are 5 brick built storage areas. 1 for the pump and controls to the swimming pool. 1 containing 6 x gas bottles for the Central Heating, 1 covering a pump with a storage tank for 5000lts of fresh water below ground level and a filtration system for water supplied to the house, the other 2 are for general storage. 5 taps are provided externally. All external boundary walls belong to this house. The 5mtr strip of land to the east is currently used for French bowls. All external walls to the house are of cavity construction with insulation infill in the cavity. A 1.80m channel master dish provides satellite TV reception, Elect Operated sun shade over rear patio.
GENERAL FEATURES & FACILITIES
The villa benefits from all modern conveniences including Central Heating, Air Conditioning, Satellite TV (Sky), Extensive sea views from ground floor level and open views at the rear to mountains. San Gines is very much the highly prized area to live having wide tree lined roads and many villas in the million €+ price range. There are a number of English living here but it remains a predominately Spanish urbanisation quiet and very peaceful. The area has easy access to modern motorways, excellent medical facilities and schooling. Air travel is provided at San Javier airport which has daily flights to a large number of locations in the UK and a new airport is currently under construction near Murcia (the province capital). These 2 airports are approx 45mins drive time in distance. Flights to more international destinations are from Alicante (90 mins distance).
DEVELOPMENT POTENTIAL
The property has development potential with the addition of a second floor but subject to planning permission. This should be a routine formality as several similar properties have already extended. This could provide extra accommodation for personal use or self contained with letting potential.
SECURITY
In keeping with the spanish custom, bars are fitted to all windows and all external doors have security gates. In addition all windows are double glazed, have the benefit of alloy roller blinds and fly screens. These provide a good degree of security and peace of mind.
